Our buyers had been leasing a lovely seasonal residence in Palm Beach and were looking to make a purchase on the Island. We put in full -asking offers and ordered inspections on a couple of older homes. However, the renovations required exceeded our buyers’ intentions. They were open to renovating, but really wanted a home that already exuded character and charm.
As second quarter 2021 progressed, it was clear prices were skyrocketing and inventory was rapidly declining.
Our clients had an affinity for classic, Spanish Mediterraneans.
With the luxurious Bristol condominium just over the bridge in West Palm Beach becoming the chicest destination for Palm Beachers, what’s old became new again. Sales ignited in El Cid, an exclusive enclave fronting the Intracoastal. Many of the residences here date back to the 1920’s. With ample lots, beautiful landscaping and an eclectic feel, homes began selling in one day for record prices. Compared to Palm Beach, they were perceived as great value.
230 Valencia Road came on the market. Built in 1926, featuring three bedrooms, a guest house with a pool and lovely indoor/outdoor space, our clients fell in love with it.
However, timing is everything and they weren’t yet completely committed to West Palm Beach.
It sold, but as luck would have it, during the inspection period, the buyer backed out for personal reasons. It became available again. This time, the buyers were away and missed the opportunity. It closed and ironically, the new buyer decided to put it back on the market. We made an offer, (which was significantly higher than the price at which the home had just sold), and sure enough, the third time was the charm! We had an extended inspection period and proceeded to a smooth closing.
Presently, our clients are embarking on a lovely restoration and renovation, including a new pool, outdoor entertaining area and expansive master suite.
