What is Private Line Homes?
David Abramson: Private Line Homes is a membership-based home concierge service for Palm Beach County homeowners. Our members have one dedicated point of contact who helps coordinate everything their home needs, from routine maintenance and seasonal preparation to vendor scheduling, service oversight, billing, and follow-up.
Where did the idea come from?
Chris Wascak: We saw a clear gap in the market. At the highest end, families often pay full-time estate managers $150,000 or more per year to bring structure and oversight to the home. We wanted to bring that same level of thought and care to more homeowners through a more accessible membership model.
This is not just someone performing a regular “home walk-through” and checking boxes. We learn the home, coordinate the right vendors, provide access and oversight when homeowners are not there, track what has been done, and help make sure the right things are happening before there is a problem.

Why is this especially important in South Florida?
David: South Florida homes require year-round oversight. Between humidity, storms, salt air, irrigation, pools, landscaping, HVAC systems, and security, small issues can become expensive quickly if no one is paying attention.
Our goal is to be proactive, not reactive.
What does a membership include?
David: Each member has a dedicated home concierge who helps manage the ongoing operations of the home. We coordinate vetted service professionals, schedule appointments, provide access when needed, oversee work, follow up on completion, and keep the homeowner informed without forcing them to be involved in every detail.
We also centralize billing and payments through Private Line Homes, giving homeowners a clearer picture of what they spend on their home each year and helping us make smarter recommendations over time.
How do you choose your vendors?
Chris: Trust is the entire model. We work with vetted, insured service professionals and require references from luxury homeowners who can personally vouch for their work, reliability, and trustworthiness.
Homeowners do not want to start from scratch every time something comes up. They want to know someone they trust is coordinating the right person and making sure the work is handled properly.
How should homeowners think about Private Line Homes?
Chris: Most homeowners are capable of managing their home themselves. The question is whether they still want to spend their time doing it.
David:The home still needs attention. Private Line Homes simply makes sure that attention is organized, proactive, and handled through one trusted point of contact.
