Insights on What Defines Exceptional Real Estate
What makes a property truly worth a premium?
A true premium is earned by what is nearly impossible to recreate. A beautiful house can be built, but an expansive intracoastal lot or parcel with both ocean and intracoastal frontage is something entirely different. Location will always come first, followed by architecture and design with integrity and quality construction. When the rare and the refined converge, they command a premium.
What matters most when buying on the water?
Not all waterfront is created equal. I guide clients to look beyond the beautiful and ask the not so exciting practical questions that should be understood; if not oceanfront, how wide is the water? If ocean access is critical, where is the property in relation to the inlet and how accessible is it? What is the depth at the dock at low tide, and what size vessel can it truly accommodate? Then come the fundamentals, including seawall condition and height, elevation, flood zone, and the real cost of insuring the property. The most beautiful waterfront home is a sensible investment when the water works as well for the buyer as the
home does.

Does staging still matter at the highest price points?
More than ever. At the upper tier, buyers are not simply purchasing square footage. They are purchasing a way of life, and staging is how that story is told. That does not always mean filling a home with furniture. Often it means editing, refining, and allowing the architecture and light to speak. Today, most buyers first encounter a property through photography and video, frequently from another state or country, so every room must be presented with intention. A well-presented home does not simply sell faster; it commands its value.

When is an off-market sale the right strategy?
Selling off-market can be the right choice in a variety of circumstances. When privacy is paramount, whether for a high-profile individual or a sensitive personal circumstance. It can also work beautifully if a qualified buyer is proactively seeking something that just isn’t available on the open market and they are well positioned to make a compelling offer. That said, finding the right balance is important, discretion not coming at the expense of value. Full exposure is what creates competition. I guide sellers through both paths and their priorities will help in determining a the most appropriate strategy for them.
