A Buyer’s & Seller’s Guide to Luxury Real Estate
In South Florida luxury real estate, the right decision is rarely as simple as finding the right house or choosing the right asking price. With more than 30 years of combined experience and $1.6 billion in closed sales, the Matt & Nick Team brings a strategic perspective to both sides of the transaction. We asked them what today’s buyers and sellers should know before making their next move.
What should a buyer understand before beginning a luxury home search?
The best opportunities aren’t always the most visible ones. A successful search starts with understanding the client’s priorities, but it also requires a complete view of the market—including properties that may never appear publicly. We look beyond what is listed to understand what may be available, what could become available, and where there is real value. The goal isn’t simply to find a home; it’s to put the buyer in a position to make the right decision when the right opportunity appears.

The right decision is about more than a property–it’s about a lifestyle, a strategy and the opportunity ahead.

When a buyer finds “the one,” how do you determine what it’s actually worth?
Asking price is only one data point. We look at comparable sales, replacement cost, location, lot and property characteristics, current competition, and the likelihood of future resale. Just as important is understanding the seller’s position and how the property fits within the broader market. We want our clients to be competitive when they should be, disciplined when they need to be, and confident that the decision makes financial sense beyond the excitement of the moment.
What advice do you give clients who are unsure whether now is the right time to buy or sell?
We don’t believe in forcing a transaction to fit the market. We start with the client’s goals and evaluate the specific opportunity in front of them. There are circumstances where moving now makes sense and others where waiting is the better decision. Our responsibility is to give clients enough information and perspective to make that decision confidently—even when the best advice is not to transact.

What should sellers look for when choosing an agent to represent a significant property?
Marketing is important, but representation goes far beyond marketing. Sellers should understand who will personally manage their transaction, how the property will be positioned, how buyers will be reached, and who will handle negotiations when the deal becomes complicated. Beautiful marketing can create attention. Experience, relationships, judgment, and execution are what ultimately convert that attention into a successful closing.
