03 Nov The Expert Edit: Dory Faxon & Geraldine Stanko

Inside the World of Private Club Living
For Dory Faxon and Geraldine Stanko, private club real estate is about more than the home itself. As Old Palm residents and specialists in the community, they share an insider’s perspective on what makes club living so exceptional–and the key considerations for today’s buyers and sellers.
What are luxury buyers prioritizing most right now—and where are they unwilling to compromise?
Luxury buyers today are looking for more than a beautiful home—they are looking for a lifestyle that feels effortless. In our market, that means privacy, security, exceptional amenities, quality construction and a location that makes everyday life easy. Buyers are increasingly selective about homes that require significant work; they want properties that feel current, well maintained and ready to enjoy. And at the highest end of the market, they are generally unwilling to compromise on location. A home can be renovated, but the setting, view, lot and community cannot be changed.
What are you seeing in today’s luxury market that buyers and sellers may not see in the headlines?
The luxury market is much more nuanced than the headlines suggest. We continue to see significant wealth moving into Palm Beach County, and serious buyers are very much in the market—but they are educated and patient. They recognize exceptional properties and will pay for them, but they are less willing to overlook an unrealistic price simply because inventory is limited. At this level, every property is unique, and the most meaningful information often comes from what is happening privately: conversations with other brokers, upcoming inventory, off-market opportunities and knowing which buyers are actively looking.

The best golf communities aren’t simply places to play - they become the center of your lifestyle.
What should buyers consider when choosing a luxury golf community?
The golf course is obviously important, but we always encourage buyers to look beyond the golf. They should consider the culture of the club, membership structure, practice facilities, dining, fitness and wellness offerings, security, social life and even how easy it is to get a tee time. Most importantly, they should ask themselves whether they can see themselves becoming part of that community. The best golf communities aren’t simply places to play—they become the center of your social life and, ultimately, your lifestyle.
What nuances of buying or selling in Old Palm are easy to miss without truly knowing the community?
Old Palm is a very specific market, and understanding it goes well beyond looking at recent sales. Membership structure, the different home types and sections of the community, architectural styles, renovation potential and the way buyers value certain features can all influence a purchase or sale. Having experience within Old Palm helps put those details into context and allows buyers and sellers to make more informed decisions. It’s that depth of knowledge that can be especially important in a community where no two properties are exactly alike.
